What we'll actually cover
The call is a conversation, not a presentation. A licensed specialist will want to understand four things, and roughly in this order.

Where you are in the sale
Whether you are still deciding, under contract, or already closed changes everything. Once you close, the 45-day identification clock is running and it cannot be paused.

The shape of the gain
Roughly what you paid, what you have depreciated, and what you expect to sell for. This determines how much is actually at stake and whether deferring makes sense at all.

What you want afterwards
Income now, growth, something to pass on, or simply never fielding another maintenance call. Different goals point to genuinely different structures.

Your constraints
Debt that needs replacing, co-owners who must agree, a timeline that is tighter than it looks, or an accreditation question that affects which options are even available.
Common questions
How long does the call take?
Usually 20 to 30 minutes. If your situation is straightforward it can be shorter, and nobody will stretch it out.
Is there any cost?
No. The call is free and there is no obligation. We are compensated by sponsors on a fixed per-introduction basis, never by you and never as a percentage of what you invest.
Will I be pressured to invest?
No. We are not a broker-dealer and we do not sell securities or property. The purpose is to map your options and, if it makes sense, introduce you to the right licensed specialist.
Do I need to be an accredited investor?
For DSTs and private funds, yes — those are available to accredited investors only. Net-lease property is not restricted that way. If you are unsure which applies to you, that is a normal thing to work out on the call.
What should I have ready?
Nothing formal. Rough numbers are fine: your purchase price, approximate depreciation taken, expected sale price, and your closing date if you have one. Precision can come later with your CPA.
What if I have already closed?
Say so when you book. If you are inside the 45-day identification window the conversation becomes time-sensitive, and DSTs are often discussed because they can close quickly.
